507 Northgate Apartments

Rafn constructed a new mixed-use building on the busy intersection of NE Northgate Way and 5th Avenue NE, directly across the street from Northgate Mall.

The over 300,000 square foot building includes 163 apartment units on 4 levels above 55,000 square feet of retail space at street level including over 8,000 square feet of small shop space.

Sitework included excavation for 3 levels of underground parking, extensive dewatering, and removal of contaminated soils. We expedited the implementation of a 55,000 square foot underslab drainage system to deal with the massive artesian springs found at the bottom of the excavation. Even with this unforeseeable challenge, we were able to meet all of our milestone dates and received substantial completion early.

507 Northgate is a sustainable, environmentally friendly project. The project has received awards from the Department of Ecology for the clean-up of this former gas station site and for environmentally sound construction management practices. The building owners spent over $1,000,000 to improve the quality of the water flowing through and from the site, thus reducing the pollution to Thornton Creek. Seattle City Light awarded the apartments their BuiltSmart designation for energy efficient design and construction, which in turn means lower electricity bills for the residents.
