This project consisted of a complete exterior envelope reconstruction of an occupied 5 story mixed-use building in the Fremont area of Seattle.
Due to the extensive mold and water damage to the buildings framing and roof structure, the entire building was scaffolded and the roof was enclosed in a waterproof tent. This site-built tenting survived 50 to 65 mile per hour winds and 1.5 inches of snow fall throughout one of Seattle’s more stormy winters. The project was a tremendous success keeping all 16 residential units, a coffee shop, and a video store happy during construction.
The scope of the construction included:
- Removal and replacement of 80% of the exterior gypsum sheeting.
- Removal and replacement of 75% of the exterior wall insulation.
- Extensive structural framing repair and interior drywall replacement.
- New siding, windows, doors, roofing and traffic coatings.
